If you are prepared to sell your home, you should take care that is in a condition to be sold. First of all, make sure do a walk through and assess your property to inpsect every feature so you can come up with the problem areas you need to repair problem areas.
Once you have identified the problem areas of your home, start taking
steps to correct and repair them because the first impression of your home
will leave a lasting effect in the mind of the buyer. Also, if the house is
in good condition, you can demand a higher
price.
If your property is in prime condition, then showing your home to any buyer or real estate agent will not be a problem for you. You will be able to easily sell your property and quickly.
Here are a few steps to keep in mind while selling your property
1. Pay particular attention to the front entry. Make sure that doors
or gates are in good condition, well polished or painted so that it leaves
a good impression and the buyer feels like moving ahead and visiting your
house.
2. Take care of your door bell, look whether it's in working condition
or not and place a clean doormat in front of your door and see to it that
there should not be any water logging in front of your main gate.
3. Make sure that your house is painted well and the paint is not peeling
off the walls and if you have wall paper, take care that it should not be
torn and also see whether woodwork needs repairing or not
4. Also check the mechanicals of the house like lights, bulbs, switches
etc and replace switches that are not working and repair broken switch plates.
5. Bathrooms are the place in a home which tends to get dirty easily and a dirty
bathroom, vanity, sinks and floors will leave a bad impression. Make sure
there is no dirt accumulated on tiles and wall is painted properly and no water
is accumulated on the floor and toilet bowls are not dirty.
6. Another important area of house is the kitchen and people inspect it
carefully and see to it that kitchen is neat and clean or not. It does not
matter whether the kitchen is big or small, just make sure things are not
scattered here and there and gas stove is clean, utensils are at the appropriate
place etc
7. Also, check if any plumbing work is required. See to it that pipes or
toilets are not choked or leaky.
8. If you have a garage, make sure that it is clean and it should not
overflow with things not used in the house and also take care that switches
and light-bulbs are working properly.
9. Last but not the least; make sure that the store room of the house is
neat even though it may not be having adequate space. Just place things
properly and it will look neat and more spacious.
These few tips should not be overlooked because if we take care of
the small things, it can get you a high price and will help in selling
your home quickly. There are many properties on the market. Even though a
home is not new, if it maintained properly, a buyer will fee as if they
have bought a new home.
